unpublish page after counter reached/dropifiles

How to accomplish this idea?:
the admin publishes an item for download, with counter downloading to be possible 4 times.
the user visits the page where the download is (either public or authenticated).
Once the counter is reached, the page either to be unpublished or deleted after the certain count was reached.
